How it works

What homeowners ask first

How much commission do I pay selling directly to you?

None. There is no listing agent and no buyer's agent in a direct sale, so no commission is paid by either side. For scale, a typical combined commission of about 5% on a $1,000,000 home is $50,000. Commission rates are always negotiable and are not set by law.

What if I would rather list my home on the market?

Then let's list it. I am a licensed California agent (DRE 02301544) and I represent sellers on traditional listings. Some homes genuinely do better on the open market, and when yours is one of them I will say so.

What does selling off market actually mean?

Your home is never publicly listed. No sign in the yard, nothing on the MLS, no open houses, no strangers walking through on a Sunday. You deal with one buyer, directly and privately.

Do I need to fix, stage or clean anything first?

No. I buy as-is. No renovating, no staging, no cleanout. If there are tenants in place, that is workable too.

Which areas do you cover?

The San Fernando Valley, including Studio City, Sherman Oaks, Encino and Valley Village, and the Conejo Valley, including Thousand Oaks, Westlake Village, Agoura Hills, Calabasas and Newbury Park.

Am I committing to anything by calling?

Not at all. Plenty of homeowners talk once, decide the timing is not right, and get back in touch a year or two later. That is a completely normal way for this to go.
